Newmarket Courthouse Mechanical & BAS Upgrades
Bird Infrastructure led a multi-phase, multi-million-dollar renovation of the Newmarket Courthouse—a four-storey, 157,000+ sq. ft. facility housing 23 courtrooms, judicial offices, administration spaces, public areas, and prisoner-handling facilities. The project involved major upgrades to HVAC, building automation systems (BAS), plant equipment, and security systems—all delivered while maintaining uninterrupted courthouse operations through carefully staged construction.
As general contractor, Bird provided full turnkey delivery—supplying all labour, materials, and equipment—and showcasing its breadth of services beyond mechanical and GC. Our in-house civil team delivered extensive site and structural improvements, including civil demolition, trenching, and concrete work, alongside upgrades to emergency power systems, transformers, and medical gas services. Roofing, siding, paving, and parking lot construction were also included in the scope, further reflecting our capacity to manage complex institutional projects end-to-end.












Small Steps for Big Success
Executing this ambitious project required breaking down the major construction works into smaller projects and scheduling them in multiple phases. The master construction schedule highlighted their collaborative, overlapping functions and how they worked together seamlessly.
A Phased Approach
Work was completed across eight phases to reduce the impact on courthouse operations. Each phase was strategically sequenced to allow critical systems to remain online while upgrades are implemented.
Key Mechanical & BAS Upgrades
New air handling units, chillers, fan coil units, VAVs, and heat recovery units were installed along with full BAS modernization and security system integration.
Civil & Site Work
Bird’s in-house civil team delivered major site upgrades, including structural modifications, mechanical service trenches, and site works that support long-term facility performance.
Electrical & Emergency Systems
Critical electrical work included major transformer and backup power system upgrades—requiring precise coordination to avoid service disruptions.
Site Mobilization
Temporary fencing, lighting, storage, hoarding, signage, and hygiene stations were deployed ahead of the early works package.
Subcontractor Management
Bird oversaw all trades, including civil, electrical, roofing, hoisting, structural steel, asbestos abatement, duct cleaning, fire protection, and more.
Post-Construction & Turnover
Final testing, adjusting, and balancing (TAB), plus full commissioning of mechanical, BAS, and security systems were followed by client training and project handover.
